Yes, this process is for all Fannie Mae and Freddie Mac lenders. Approximately 75% of the time, that would be you. Clients will always be quoted with a fair market interest rate, and close with one as well. Upon request, we provide you with the formulas so you know how to stay aware of any interest rate change(s). Walkford will not quote you a lower than market interest rate just for your business. We have no fine print or grey areas in any of our disclosures. If you have a question you will receive a clear, fair and honest answer.

You will always receive the truth. Any Good Faith Estimate of closing cost will also be quoted within 5% of your actual closing cost. Walkford itemizes the cost within a market price, so you know what to expect on closing day. Walkford has no control over what other parties charge so, we will have to estimate their fees. To be clear, your closing cost estimate is just an estimate until you close your loan. The actual day of the closing, is the actual closing cost you pay. Until this time everything else was an estimate.

Your actual closing dollar cost is given the day of closing appearing on the (HUD-1 Form).

Do not fall for companies quoting low closing cost estimates that are unrealistic. This will end up costing you much more on the actual day of the closing. (HUD-1Form).

New York has some of the highest closing cost expenses in the Nation. The most costly expense is the New York State Mortgage tax and the Title charges - many times title fees are charged by your own Attorney in addition to their regular fee.
